Dwarka Expressway: From Long-Awaited Relief to Real Estate Boom

The Dwarka Expressway, also known as the Northern Peripheral Road (NPR), is finally complete, marking a significant milestone in the Development Plan 2031 for the Gurgaon Manesar Urban Complex (GMUC). This eight-lane expressway acts as a northern ring road, offering an alternative route to the congested NH 8 and boosting connectivity between Delhi and Gurgaon.

A Long Road to Completion

The need for the Dwarka Expressway became evident due to the ever-increasing traffic burden on NH 8 and other connecting roads. In 2006, the Haryana Urban Development Authority (HSVP) planned a stretch between Kherki Dhaula and Najafgarh Road to alleviate congestion. Initially named the Northern Peripheral Road (NPR), the project spurred real estate development by the early 2010s. However, legal disputes stalled construction on crucial sections, leaving only 16.6 kilometers completed by 2014.

In 2017, the project was transferred to a central agency. The vision expanded, extending the expressway all the way to Shiv Murti near Mahipalpur in Delhi. This decision further enhanced its potential impact.

The anticipation surrounding the expressway's completion has already impacted the real estate market. A surge in residential development, particularly in sectors bridging Gurgaon and Delhi, is evident. Magazine notes a promising decrease in unsold inventory levels, dropping from 25-30% 8-10 years ago to a much lower 7-8% currently.

The expressway's strategic location, cutting through key residential and commercial hubs, promises to significantly reduce travel times and ease traffic congestion. This, coupled with its proximity to major developments and the proposed extension of the Delhi Metro Magenta Line, makes the area even more attractive for real estate investment.

Real estate developments along the Dwarka Expressway are increasingly synonymous with a luxurious lifestyle.
